Bedroom, Bath, Laundry Room Addition above existing Garage, including a Rear Porch and interior renovations – Winner of the 2006 Silver Merit Award.
This project, which was designed by an architect, came about to ease the growing pains of a young family. The Garage roof was removed to make way for a 2nd Floor living area above the Garage. The floor structure was designed to free span the entire Garage to eliminate the need for a vertical support in the Garage which could interfere with the cars. The space was used to create two Bedrooms, a Full Bath and a Laundry Room. The new 2nd Floor was projected beyond the existing rear wall of the Garage to provide for a Rear Porch that will be enclosed in the future for a Mudroom. The Addition fits the original design so well that it appears that the home was originally built with the room above the Garage. The scope of work also included converting an existing unconditioned Three Season Room to a conditioned extension of the existing Family Room, thus doubling the size of the Family Room.
